Designing a Multi-family Building : Lessons Learned by Zulueta  Architecture

Right now I am at the front of the building and this is a building that I designed a few years ago. This is a four-story multi-family Residential Building. It has 16 residential units above ground and it has one level of parking. So this building is located in Calgary, Alberta.

This photo shows the the back of the building.

This photo shows the east side of the building.

This photo shows one of the size of the building which is the west side.

This shows the back of the building and as you can see it is right against the park. And so one interesting feature of this property is that it doesn't have any back alley, which also poses a challenge.

So this is a shot of the driveway.  Originally the driveway was on the east side of the property and when we built this- The driveway was moved on the west side of the property. And the reason for that was that at that time the east side of this property the building right beside it had their driveway just right beside it. And so the city did not approve that.  Ao we had to flip the floor plan and have the driveway relocated on the west side. So that's one thing the other thing.

If you look at this driveway the space Right Above It is a condominium unit. So the floor of the condominium unit or the driveway ceiling needs to be properly insulated because what you have is a conditioned space and living space which is the condo unit above and an unconditioned space, which is the driveway below.

So as you can see the in this shot, this is the garbage room. The garbage room is the blue room with an overhead door at the front and the bowler. It's on the side and you've also got the side door. And the challenging thing about this garbage room is easy access because as you can see it is elevated from the sidewalk about 6 to 8 inches and so to be able to pull out and then take out and bring back the garbage on this room is a bit of a challenge.  There is no garbage Chute. So that means the garbage is actually taken down and Moved into this room and moved out of the garbage room.

So this shot shows the east side of the building and this is what I was referring to when the driveway of the other property was right against this this building as you can see so originally the driveway was on the east side and we have to move it on the West side because the building beside it had to driveway right beside ours. So that's one thing but what I wanted to show on this Shot Was that on the east side the slope or the grade was quite higher, you know, it's like four or five steps then the west side and so here is a video as well or a shot of the west side of the building.   As you can see from the west side of the building it's you know, it's relatively flat and it's just a step up. Whereas on this side, there's like four or five steps up to the building.
